We are delighted to be working again with Caddick Construction on the Chorlton Baths development. Here at Enviroply Roofing, we will install different types of IKO roofing systems for different roof areas.

About the project:

This new £14 million residential development will deliver 50 purpose‑built apartments for the over‑55s, on the former baths site in Chorlton. The scheme comprises two five‑storey buildings and incorporates 40 affordable‑rent units, of which 30 are one‑bed and 10 are two‑bed homes, alongside seven shared‑ownership dwellings and three neighbourhood apartments to be leased to Manchester City Council.

As part of the design, residents will enjoy a dedicated lounge, landscaped communal courtyard and garden, secure car parking and cycle storage. The development is supported by investment from MSV Housing, Manchester City Council, the Greater Manchester Combined Authority and Homes England, and will focus on delivering high‑quality, low‑carbon extra‑care accommodation in a sought‑after neighbourhood close to local amenities and transport links.

Our role in the project

Here at Enviroply Roofing, we will be installing a series of high-performance IKO flat roofing and waterproofing systems across multiple areas of the development. This will include Blocks A and B, the lift core roof, all access deck levels, the balconies, and the walkways. Each area will be installed to IKO’s exacting standards, delivering long-lasting waterproofing protection, durability, and thermal performance.

Blocks A & B, Lift Core Roof, Access Deck Level 5 and Entrance Porch

For Blocks A, Block B, the Lift Core Roof, Access Deck Level 5 and the Entrance Porch, we will be installing a full warm-roof system using the IKO Ultra Gold Cap Sheet, IKO Ultra T-F Underlay, Enertherm Gold Insulation, and IKO Ultra S-A VCL.

  • Installing the Air and Vapour Control Layer (AVCL): We will install the IKO Ultra S-A VCL, a self-adhesive vapour control layer providing excellent protection against moisture ingress and condensation within the roof structure.
  • Installing the insulation layer: We will then install Enertherm Gold Insulation (250 mm on Blocks A and B), delivering excellent thermal efficiency and energy performance.
  • Installing the waterproofing layers: The system will be completed with the IKO Ultra T-F Underlay and the IKO Ultra Gold Cap Sheet, which will be torch-applied to create a robust, fully bonded waterproofing layer.

All torch-applied works will be carried out in accordance with NFRC Safe2Torch guidance, with flame-free detailing used in proximity to combustible materials or sensitive areas. All substrate surfaces will be primed using the appropriate IKOpro primer and will undergo adhesion and moisture testing prior to membrane application.

Access Deck Levels 4, 3, 2 and 1

For Access Deck Levels 4 to 1, we will install the IKO Ultra Gold Cap Sheet, IKO Ultra T-F Underlay, and Spectratex Fleece 300 GSM.

  • Installing the base protection layer: The Spectratex Fleece 300 GSM will provide a separation and cushioning layer beneath the bituminous membranes.
  • Installing the waterproofing layers: We will then install the IKO Ultra T-F Underlay and the IKO Ultra Gold Cap Sheet, which will be torch-applied in accordance with IKO installation guidelines.

All torch-on works will follow Safe2Torch principles, ensuring that designated flame-free zones are observed. Perimeter zones and areas of higher wind loading will receive additional bonding or mechanical restraint as recommended in the IKO wind-load calculations.

Balconies

For the balcony areas, we will be installing an IKO Ultra Gold Roof System, designed to provide long-term waterproofing performance beneath paving finishes.

  • Installing the priming layer: We will apply IKOpro Bonding Agent or IKOpro Sprayfast MPP to prepare and seal the concrete deck prior to membrane installation.
  • Installing the underlay and cap sheet: The IKO Ultra H-A Underlay and IKO Ultra Gold Cap Sheet will be torch-applied to form a robust, watertight system, using flame-free detailing at thresholds and upstands where required.
  • Installing the protection layer: The system will be completed with an IKO Protection Fleece, providing separation beneath the paving finishes to prevent mechanical damage.

All balcony areas will be installed to achieve correct falls and drainage in accordance with BS 6229, with a minimum upstand height of 150 mm, or 75 mm where level-access thresholds apply in line with NHBC standards.

Walkways

For the walkway deck, we will install the IKO Metatech PMMA Liquid Waterproofing System, a cold-applied, fast-curing system designed to provide a seamless, slip-resistant surface.

  • Priming the substrate: The deck will be prepared and primed using IKO Metatech Porous or Non-Porous Primer, depending on substrate type.
  • Installing the liquid waterproofing system: The IKO Metatech Waterproofing system, reinforced with IKO Polyester Fleece 110, will be applied to create a seamless, flexible, and fully bonded waterproof membrane.
  • Detailing and reinforcement: All upstands, joints and penetrations will be reinforced using IKO Metatech detailing materials to ensure full continuity and watertightness.

The PMMA system will provide a rapid-curing, hard-wearing surface ideally suited for high-traffic areas, offering excellent resistance to UV exposure and weathering.

Installation and Quality Assurance

Upon completion, all roof areas receiving paving, decking or other coverings will undergo electronic leak detection testing (ELD) before finishes are applied. Works will be inspected by an IKO Technical Engineer, enabling a 20-year IKO Single Point Guarantee covering materials, design, and workmanship.
