About the project:
The Barclay House development, located on Whitworth Street West in Manchester city centre, will be refurbished by PLP Construction Ltd. The existing building, which currently accommodates 90 apartments, will be undergoing a full refurbishment to modernise and enhance the living spaces, while three brand new apartments will be added to the top floor.
The project will transform Barclay House into a high-quality residential development that meets modern performance standards and aesthetic expectations. As part of these works, a complete new roofing system will be installed to provide long-term weather protection, improved energy efficiency, and a contemporary finish suited to the building’s urban setting.
Our role in the project:
Here at Enviroply Roofing, we will be installing a fully adhered, Sikaplan, single ply roofing system for the Barclay House development in Manchester.
AVCL
This will begin with the installation of the Air and Vapour Control Layer (AVCL), which is responsible for preventing the movement of water vapour through the roof deck, protecting the roof structure from condensation and water build-up. For this project, the SikaShield® VB E71 PE SA self-adhesive bituminous VCL will be used. This is a high-performance membrane that offers excellent vapour resistance, long-term durability, and a secure bond to the primed substrate, ensuring the roof build-up remains completely protected from moisture ingress.
Insulation
Once the vapour control layer is in place, we will then be installing the insulation layer. This forms a vital part of the roof build-up, helping to maintain comfortable indoor temperatures all year round by keeping heat in during the winter and out during the summer. For this project, Sikatherm® PIR GT tapered insulation boards will be used. These boards are faced on both sides with coated glass tissue, improving their strength and thermal performance. The tapered design will create a gentle slope across the flat roof, promoting effective rainwater drainage and preventing standing water, while achieving a U-value of 0.14 W/m²K for excellent energy efficiency.
Single ply waterproofing membrane
We will then install the single ply waterproofing membrane. For Barclay House, the Sikaplan® SGK membrane in a lead grey finish will be applied. This multi-layer PVC membrane, reinforced with glass fibre and polyester fleece backing, offers outstanding flexibility, UV resistance, and long-term weather protection. It will be fully adhered using SikaRoof® Adhesive-400 Spray, with all laps hot air welded to create a continuous, watertight finish. The membrane provides an attractive, durable surface that will stand up to the environmental demands.
Additional details
To complete the installation, we will be incorporating Sika® preformed rainwater outlets, which are designed to provide efficient and reliable roof drainage. These outlets are manufactured from high-quality materials that are fully compatible with the Sika® single ply membrane, allowing them to be heat welded directly to the waterproofing layer to create a seamless, watertight connection. This ensures that rainwater is effectively channelled away from the roof surface, preventing ponding and helping to maintain the long-term integrity of the roofing system.
In addition, Sika® walkway tiles will be installed to provide safe and defined access routes across the roof for future maintenance activities. These durable tiles are specifically designed to integrate with the Sika® membrane, offering excellent slip resistance and weather durability without compromising the waterproofing layer beneath. The inclusion of these walkway systems ensures that routine inspections, plant maintenance, and other roof-level works can be carried out safely, protecting both operatives and the roofing system itself from damage.
Once complete, the new roofing system will be fully covered by a 25-year Sika Roofing Performance Guarantee, for complete confidence in the longevity, safety, and performance of the new roof.
