About the project:
The development at Tatton Road saw a former masonic hall and police station in Sale transformed into 30 affordable homes. The project involved refurbishing the former Sale Police Station, alongside replacing Sale Masonic Hall with a new three-storey residential complex.
The development created ten one, two and three bedroom houses, as well as nine three-bedroom apartments and eleven two-bedroom apartments. These are all available for shared ownership, helping to address the affordable housing shortage in Trafford.
With easy access to Sale Town Centre and Sale Metrolink station, the properties benefit from an excellent location, and each home was provided with dedicated cycle storage facilities.
Our role in the project:
Here at Enviroply Roofing, we installed the roofing systems for the Tatton Road development. We used the same Sikaplan roofing system for both of the roofs.
Air and Vapour Control Layer (AVCL)
The roofing build-up across all areas at Tatton Road began with the installation of a Sika S-Vap 500 E air and vapour control layer. This vapour barrier provides effective resistance to moisture migration into the roof construction, helping to prevent interstitial condensation forming within the build-up and protecting the long-term performance of the insulation above.
The AVCL was installed across the substrate in accordance with Sika’s technical requirements, forming a continuous vapour-resistant layer ready to receive the mechanically fastened insulation system.
Insulation Layer
Following the installation of the vapour control layer, Sikatherm® PIR GT insulation boards were mechanically fastened to the structural deck. High-performance PIR insulation was selected to meet the required thermal performance standards for the development, with the boards carefully installed to provide a stable, even substrate capable of supporting the adhered single-ply waterproofing membrane above.
The insulation build-up was designed to achieve the required thermal transmittance values across all roof areas while maintaining the structural integrity needed for the completed system.
Waterproofing Membrane
To complete the roofing system, we installed the Sikaplan® SGK-18 single-ply membrane in light grey. This 1.8mm multi-layer PVC membrane incorporates a glass non-woven inlay and polyester fleece backing, providing excellent dimensional stability, UV resistance and long-term waterproofing performance.
The Sikaplan® system holds British Board of Agrément (BBA) certification and is accredited to BS EN 13956, underpinning its suitability for use in exposed adhered roof waterproofing applications.
The membrane was adhered across all roof areas using SikaRoof® Adhesive C-300 UK, applied as a continuous even coating in accordance with the manufacturer’s guidelines. The completed installation forms a fully sealed, smooth and weatherproof waterproof barrier across the development, designed to perform effectively for many years to come.
Detailing and finishing
Careful attention was given to all detailing to ensure the roof system achieved the required standards of durability and weather resistance across each area. All laps, upstand terminations, penetrations and edge details were completed in accordance with Sika’s technical standard details and installation guides, ensuring a continuous waterproof finish throughout.
Project outcome at Tatton Road
The roofing works at Tatton Road were completed to a high standard, delivering reliable waterproofing and thermal performance across all roof areas. By specifying the Sikaplan® SGK-18 single-ply system throughout, the project achieved a consistent and durable roofing solution suited to the demands of the development. The completed installation provides a robust, BBA-certified roofing system designed to protect the building reliably throughout its lifespan, achieving the requirements for the 20 year guarantee.
