About the project

The development at 325 Deansgate in Manchester saw the creation of a 357-bedroom aparthotel in a prime city-centre location. Situated next to Deansgate tram and railway stations, the development also incorporated commercial and retail space on the ground floor.

Our role in the project

Here at Enviroply Roofing, we installed Alumasc Hot Melt roofing systems across roofs A, B and E at the 325 Deansgate development, providing a durable and reliable waterproofing solution for the project.

Roofing preparation

We began the installation process by drying out the roof deck using Etorch. With the ability to dry a roof deck at a rate of up to 1m per minute, this provided deeper and faster drying than a conventional gas torch. As such, it was a great choice for preparing the roof deck ahead of the Hydrotech Hot Melt roofing system installation.

Hydrotech Hot Melt system

Once the roof deck had been properly dried, we applied the horizontal Hydrotech Hot Melt system. This high-performance, single-component system is fully reinforced, flexible and self-healing. With a proven track record spanning more than 50 years, the system is manufactured using refined asphalts and synthetic rubbers, incorporating 30% recycled content.
Applied in liquid form directly to the roof deck, the Hot Melt system formed a fully bonded, seamless waterproofing layer, helping to provide long-lasting protection for the building.

Hydrotech Hot Melt vertical system

We then applied the Hydrotech Hot Melt vertical system to the relevant upstands and flashing details across all three roof areas, following the manufacturer’s recommendations and the development drawings provided. The vertical applications included:
Roof A: Parapet curtain wall flashing, AOV flashing and ventilation duct flashing.
Roof B: Terracotta parapet wall flashing and lift overrun flashing.
Roof E: Perimeter wall flashing.
The vertical system was applied to extruded polystyrene upstands to meet the specified design requirements and ensure the detailing was completed in line with the project plans.
As part of the roofing works, roofs A and B also incorporated a precast paving layer installed above the waterproofing system. The flexibility and durability of the Hydrotech Hot Melt system made it well suited to this type of roof build-up, providing a robust waterproofing layer beneath the paving.
Through the installation of the Hot Melt roofing systems across roofs A, B and E, we delivered the specified roofing works for this major Manchester city-centre development. On completion of the project, everyone was delighted with the outcome, and the manufacturers standards were met for a 20 year guarantee.
