Here at Enviroply Roofing we are pleased to be working with Probuck Construction on the development at the former Sale Magistrates Court site, where we will be installing IKO Armourplan P roofing systems.

About the project:

The former Sale Magistrates Court site on Washway Road is set to be transformed into a new residential community, providing much-needed family homes in the heart of Greater Manchester.
 
The long-awaited redevelopment will create 84 homes, comprising 38 apartments across two blocks, 40 townhouses, and 6 semi-detached houses, with 25% of the units designated as affordable housing and managed in partnership with Southway Housing Trust.
 
By repurposing a vacant brownfield site that has been inactive since the court’s closure in 2016, the project aims to contribute to Trafford Council’s objective of increasing housing supply while delivering sustainable and energy-efficient living spaces in Sale town centre.
 
 

Our role in the project:

For the Sales Magistrates Court Redevelopment, our team will deliver a high-performance IKO Polymeric Armourplan roofing solution. This will be designed to provide long-term durability, thermal efficiency, and robust wind uplift resistance. The system will be installed across the two main roof areas and a terrace roof, with each roof area following the same build up and system.
 
 

Air and Vapour Control Layer

A Spectravap PE polyethylene air and vapour control layer will be loosely laid across the deck, with all laps sealed using Spectravap jointing tape to create a continuous airtight barrier. This reinforced vapour control layer will prevent interstitial condensation within the roof build-up and protect the thermal insulation from moisture ingress.
 
Upstands and penetrations will be fully sealed to maintain vapour integrity across all roof areas.
 
 

Insulation

To achieve the required thermal performance of 0.11 W/m²K, we will install an IKO Enertherm tapered PIR insulation scheme, specifically designed for this project. This rigid polyisocyanurate insulation board features composite aluminium facings on both sides and provides:
 
  • Thermal conductivity of 0.022 W/mK
  • Compressive strength of 175 kPa
  • Excellent long-term dimensional stability
 
The tapered scheme will create compliant drainage falls in accordance with BS 6229, ensuring effective water runoff across the main roof and terrace areas.
 
All insulation boards will be mechanically fixed using IKOfix thermally broken fasteners in line with project-specific wind uplift calculations.
 
 

Waterproof Membrane

 
The roof areas will be fully waterproofed using IKO Armourplan P in Slate Grey. This 1.2mm thick PVC single ply membrane will be mechanically fastened and hot air welded to form a fully sealed, watertight system. The membrane will be installed in accordance with IKO wind load calculations, with fixing densities adjusted across perimeter, corner and field zones to resist uplift pressures.
 
All side laps will be installed with a minimum 120mm overlap and hot air welded using automatic welding equipment to ensure consistent seam integrity.
 
On the terrace roof area, a Spectratex 300 protection fleece layer will be incorporated where required to provide additional surface protection beneath finishes.
 
 

Detailing

Armourplan coated metal flashings will be installed to roof edges, upstands and kerbs, mechanically fixed at recommended centres. The membrane will be dressed and hot air welded to these profiles to create a secure and weatherproof termination.
 
All roof penetrations will be sealed using bespoke Armourplan PVC detailing components, with stainless steel clips and compatible sealants applied where required to maintain integrity.
 
Upstands will achieve a minimum 150mm height above finished roof level in accordance with manufacturer guidance and industry standards
 
 

Quality and Compliance

The roofing system will be installed strictly in accordance with the IKO Polymeric Specification by trained and approved operatives. Upon completion, the system will be covered by a 20-Year IKO Single Point Guarantee, providing assurance that both materials and installation meet the required performance standards.
