We are pleased to be working with Vistry Partnership on the Pasture Road development, here at Enviroply Roofing. For this, we will be installing IKO Armourplan roofing systems.

About the Project:

 
The Driftwood Gardens development is a major new residential scheme at Pasture Road in Moreton, designed to provide specialist extra care housing for the over-55s. As part of a wider 124-home regeneration project, the scheme will deliver 80 high-quality one- and two-bed extra care apartments, forming the largest development to date for the specialist provider, Alpha Living.
 
Situated alongside a complementary housing package delivered by Magenta Living, which includes 44 new homes comprising affordable rent and shared ownership options, the scheme will help support local housing needs and contribute to community regeneration.
 
 

Our role in the project:

 
For the Pasture Road development, our team will deliver a high-performance IKO Armourplan single ply roofing system across the main roof areas and bin store roof.
 
The specified system has been designed to provide long-term waterproofing performance, incorporating tapered insulation to achieve compliant drainage falls and a 20-year manufacturer-backed guarantee. All works will be installed to suitably prepared concrete and timber decks, in accordance with manufacturer guidance and project requirements.
 
 

Air and Vapour Control Layer

 
For the main roof, we will install a Spectravap PE air and vapour control layer as part of the warm roof build-up. This polyethylene membrane will be laid over the prepared deck to create a continuous vapour barrier, helping to control condensation risk within the roof construction and protect the insulation layer from moisture ingress.
 
All laps and penetrations will be sealed to maintain the integrity of the airtight layer across the roof area.
 
 

Insulation

 
The main roof will incorporate Enertherm tapered insulation, designed to achieve compliant falls and support effective drainage across the roof surface.
 
The tapered scheme will be set out to ensure a minimum 1:80 finished fall (allowing for deflection by others), promoting positive water run-off and reducing the risk of standing water.
 
Where parapet upstands are present, insulation will be installed up to the specified heights in line with project requirements.
 
 

Waterproof Membrane

 
Both of the roof areas will be waterproofed using IKO Armourplan membrane in Slate Grey, 1.2mm thick, complete with a 20-year guarantee.
 
For the main roof, Armourplan P membrane will be installed as part of the warm roof build-up over tapered insulation and Spectravap PE.
 
For the bin store roof, Armourplan PSG membrane will be installed over a suitably prepared timber deck, with a 1:80 fall.
 
The membrane will be installed in accordance with manufacturer recommendations, with secure fixing and fully welded laps to create a watertight, durable roofing system capable of resisting environmental exposure and uplift pressures.
 
 

Detailing

 
Careful attention will be given to all perimeter and penetration details to ensure long-term performance and weather resistance.
 
Works will include:
 
⦁ Parapet flashing membranes (up to specified girth and height limits)
⦁ Perimeter trims incorporating 50mm membrane-coated drip edge trims to external gutters
⦁ Weathering to lift overruns, access hatches and smoke vents where required
⦁ Gutter step flashing with galvanised hard edge
⦁ Installation of 110mm Armourplan outlets (coring and connection by others)
⦁ Weathering to soil vent pipes (max 110mm diameter)
 
All detailing will be carried out using compatible Armourplan components to maintain system continuity and ensure a fully sealed finish.
 
 

Quality and Compliance

 
All works will be undertaken in accordance with IKO Armourplan installation guidance and manufacturer requirements.
 
The roofing system will benefit from a 20-year manufacturer guarantee, providing assurance of both material performance and system durability.
