About the project:
The Green Street development is a key regeneration initiative in the heart of Radcliffe town centre. The former site of the Radcliffe Pool will be transformed to deliver 132 new homes, comprising a mix of one- and two-bedroom apartments, with 97 homes made available across affordable tenures in partnership with Great Places Housing Group. The development will also include 13,000 sq ft of commercial space to accommodate offices, retail and food and beverage units, bringing new employment and leisure opportunities to the area.
Designed by TADW Architects, the project has been planned with a strong emphasis on sustainability and energy efficiency, incorporating renewable technologies such as air-source heat pumps and solar photovoltaic panels, while the office accommodation has been designed to achieve a BREEAM ‘Very Good’ rating.
Our role in the project:
Here at Enviroply Roofing we will be installing the roofing systems for the Green Street development. These will incorporate a number of flat roofing systems across residential, communal and ancillary roof areas. Due to the varied use and performance requirements of the building, two distinct roofing build-ups will be installed, utilising Alumasc Alkorplan single ply and Alumasc Derbigum built-up felt systems, each selected to suit the specific roof function and design intent.
Built-Up Felt Roofing Areas

Finish: Ballasted
The lobby, main roof and roof terrace areas will be completed using a robust warm roof build-up incorporating Alumasc’s high-performance Derbigum system, providing long-term durability and weather protection.
Air and Vapour Control Layer (AVCL)
A Euroroof Torch-On AVCL will be installed directly to the prepared deck, providing an effective barrier against moisture vapour within the warm roof construction. Fully bonded by gas torch, the woven glass fibre reinforced, aluminium-cored membrane will help to reduce the risk of interstitial condensation while forming a continuous and durable base for the insulation and waterproofing layers above.
Insulation
Alumasc BGT tapered insulation will then be applied to form the correct drainage falls while achieving a high level of thermal performance across all areas.
Waterproofing
A fully bonded Alumasc Derbigum built-up felt system will be applied, delivering a durable, multi-layer waterproofing solution suitable for areas subject to regular access and long-term loading.
Ballast Finish
A protective geotextile layer will be laid over the waterproofing, followed by a graded ballast finish to protect the membrane and enhance the overall lifespan of the roof.

The residential and canopy roof areas will be completed using the Alumasc Alkorplan single ply membrane system, selected for its lightweight construction, clean finish and reliable long-term performance.
Air and Vapour Control Layer (AVCL)
An Alumasc polyethylene vapour control layer will be installed over the prepared deck. This will be loosely laid with sealed laps using Alumasc butyl tape. This membrane provides effective control of moisture vapour within the warm roof build-up, forming a continuous vapour barrier beneath the insulation and Alkorplan single ply waterproofing system.
Insulation
Alumasc FF tapered PIR insulation will then be mechanically fixed to the residential roof areas to create the correct falls and achieve thermal compliance.
The canopy roofs will use Alumasc mineral wool tapered insulation, providing enhanced fire performance in exposed locations.
Waterproofing
An Alumasc Alkorplan reinforced PVC membrane in Lead Grey will be mechanically fixed in accordance with manufacturer’s guidance and wind uplift requirements, ensuring a secure and durable waterproof finish.
Ballast Finish
Where required, a geotextile separation layer and graded ballast were installed to protect the membrane and provide additional stability.
