About the project:

The Former Moor Lane Bus Station development forms part of a major regeneration project in Bolton town centre, transforming the former bus station site into a new residential neighbourhood. The wider scheme will bring new homes, improved public spaces and better connections across the town centre, helping to create a vibrant and well-connected community.
These additional two apartment blocks will form part of the latest phase of the development, delivering a further 114 apartments alongside a new linear park. The project will continue the regeneration of this prominent town centre location, providing modern residential accommodation and contributing to the ongoing investment in Bolton.

Our role in the project:

Here at Enviroply Roofing, we will be responsible for installing the roofing systems across both additional apartment blocks, covering a combined roof area of 1,360m².
We will install a Protan Standard Overlap Single Ply Roofing System, incorporating a Protan polyethylene vapour control membrane, Kingspan by Protan PIR insulation and Protan SE 1.6mm waterproofing membrane. The system will be installed over the cast in-situ concrete roof deck in accordance with the Protan specification and manufacturer’s requirements.

Air and Vapour Control Layer

As part of the warm roof construction, we will install a Protan Polyethylene Vapour Control Membrane, providing an important layer of vapour control and helping to manage moisture movement within the roof build-up.
The membrane will be loose laid, with 100mm side and head laps sealed using the recommended tape. Particular attention will be given to upstands, kerbs and penetrations to maintain continuity throughout the roof.

Insulation

Following installation of the vapour control layer, we will install Kingspan by Protan PIR insulation, incorporating foil-faced insulation boards to provide the required thermal performance.
The insulation thickness will be determined to achieve the specified roof U-value of 0.15 W/m²K. The boards will be installed in accordance with the manufacturer’s requirements, with joints butted together and end joints staggered to create a secure and even surface for the waterproofing membrane.

Waterproof Membrane

For the primary waterproofing layer, we will install Protan SE 1.6mm reinforced PVC single ply membrane, finished in Dark Grey (closest RAL 7012).
The membrane will be mechanically fixed as part of the Protan Standard Overlap Roofing System, with all laps hot-air welded to create secure, fully sealed and weather-tight joints. The reinforced membrane features a textured, slip-resistant surface and will provide durable protection against the elements.

Detailing

The roofing system will be completed using a range of Protan accessories to ensure all roof edges, perimeters and penetrations are properly weathered.
These will include Protan Laminated Metal Trims, used to provide secure perimeter detailing, alongside Protan Prefabricated Collars for pipe penetrations. Protan ProJual rainwater outlets and lightning conductor clips will also be incorporated where required, helping to maintain the integrity and functionality of the finished roofing system.

Quality and Compliance

All works will be carried out in accordance with the Protan project specification, relevant standards and manufacturer’s installation requirements. The installation will be undertaken by an approved Protan Partner Contractor, with inspections carried out throughout the works.
An electronic roof integrity test will also be completed as required for the single-point warranty, helping to verify the integrity of the finished waterproofing system.
Following satisfactory completion and confirmation by Protan, the project will benefit from a 25-year Protan Single Point Warranty, providing long-term assurance for the installed roofing system.
