About the project:

The Arrow Street development will be a highly sustainable independent living scheme in Broughton, Salford, designed exclusively for people aged 55 and over. Delivered by Caddick Construction in partnership with Salix Homes Developments Limited, the project will provide 69 energy-efficient new homes on a previously disused site, creating a modern and supportive environment that promotes independence and wellbeing for older residents.

The scheme will be constructed to Passivhaus standards, the world’s leading low-energy building benchmark, ensuring exceptional thermal comfort, improved air quality and significantly lower energy costs for residents.

Alongside the residential accommodation, the development will also include a new doctor’s surgery for NHS Greater Manchester, providing an important healthcare facility at the heart of the community.

Valued at £19.6 million and designed by OMI Architects, the project will make a significant contribution to sustainable, inclusive housing in Salford.

Our role in the project:

For the Arrow Street Project Salford, our team at Enviroply Roofing will deliver a high-performance IKO Ultra Prevent built-up roofing system across the main roof areas of Block A (High and Low) and Block B, totalling approximately 1,956 m².

The specified system has been designed to provide long-term waterproofing performance, incorporating tapered insulation to achieve compliant drainage falls and a 20-year manufacturer-backed guarantee. All works will be installed to a new concrete deck, in accordance with manufacturer guidance and project requirements.

Air and Vapour Control Layer

We will install an IKO Ultra T-O Air & Vapour Control Layer as part of the warm roof build-up. This torch-applied membrane will be fully bonded over the primed concrete deck, creating a continuous vapour barrier to control condensation risk and protect the insulation from moisture ingress.
All laps and penetrations will be sealed to maintain the integrity of the vapour control layer across the full roof area.

Insulation

The roof will incorporate IKO enertherm Gold PIR tapered insulation, designed to achieve a target U-value of 0.10 W/m²K and to provide compliant falls supporting effective drainage across the roof surface.

The tapered scheme will be set out to ensure a minimum 1:80 finished fall, promoting positive water run-off and reducing the risk of standing water.

Waterproof Membrane

All roof areas will be waterproofed using the IKO Ultra Prevent built-up roofing system, complete with a 25-year guarantee.

The system comprises an IKO Ultra H-A self-adhesive underlay installed over the primed insulation surface, followed by an IKO Ultra PrevENt T-O Cap Sheet fully bonded by torch-on technique.

The membrane will be installed in accordance with manufacturer recommendations, with fully bonded laps to create a watertight and durable roofing system capable of resisting environmental exposure and wind uplift pressures.

Detailing

Careful attention will be given to all perimeter and penetration details to ensure long-term performance and weather resistance. Works will include:

  • Flame-free detailing to all torch-free zones using IKO Ultra Stick Cap Sheet, in accordance with NFRC Safe2Torch guidance
  • Hybrid detailing to Safe2Torch zones using IKO Ultra PrevENt Cap Sheet
  • Waterproofing upstands to a minimum 150 mm above finished roof level at all abutments, sills, thresholds and kerbs
  • IKOFlash cover flashings providing 75 mm cover to all waterproofing upstands
  • IKO GRP F-trim perimeter edge trims
  • IKO Elite Internal Rainwater Outlets with sump sets to assist drainage
  • Weathering to pipe and cable penetrations using IKO Roofport and/or IKO Roofbox S units
  • IKO Soil Vent Pipe Covers to vent pipe penetrations
  • IKO Superlite Rooflights

All detailing will be carried out using compatible IKO Ultra Prevent system components to maintain system continuity and ensure a fully sealed finish.

Quality and Compliance

All works will be undertaken in accordance with IKO Ultra Prevent installation guidance and manufacturer requirements, by IKO Approved Contractors employing operatives who have completed the IKO system induction programme.

The roofing system will benefit from a 20-year single-point IKO guarantee, providing assurance of both material performance and system durability.
