About the Project at Oaklands Care Home, Leyland
The redevelopment of Oaklands Care Home transformed the former Oaklands convent on Moss Lane in Leyland into a modern 66-bed facility, complete with dedicated dementia care provision. Designed by BDI and Revival Architecture, the project addressed a growing need within the community, with dementia and mobility-related health concerns projected to rise significantly across the region. The scheme not only restored an Edwardian building for contemporary use, but also created new employment opportunities, supporting long-term local investment.
Our Involvement
Here at Enviroply Roofing, we were pleased to deliver the full roofing package for this important healthcare development. Working in collaboration with Investimmo Construction Ltd., we supplied and installed a mechanically fixed Alumasc Alkorplan single-ply roofing system across the 972m² flat roof area.
The complete roofing specification was developed and verified by Alumasc technical services, ensuring compliance with all relevant British Standards, including wind-uplift performance requirements and the detailed construction criteria set out in the project specification.
The system was installed by our trained operatives in accordance with Alumasc Registered Contractor requirements, allowing the project to qualify for a 20-year system warranty.
Roof Build-Up and Installation
Air and Vapour Control Layer (AVCL)
The installation began with the Alumasc Polyethylene AVCL, a robust vapour control layer designed to provide effective protection against condensation and moisture ingress within the warm-roof construction. The AVCL was loose-laid with securely sealed laps, ensuring continuity around all upstands and penetrations.
Insulation
We then installed 200mm of Alumasc FF PIR insulation, fitted as two layers of 100mm foil-faced boards. These rigid PIR boards deliver outstanding thermal performance and were selected to help the roof meet a U-value requirement of 0.11 W/m²K, as defined within the specification. The boards were mechanically fixed in a staggered pattern to ensure stability, load distribution and a smooth surface ready to receive the membrane.
Waterproofing Membrane
To complete the warm-roof system, we installed the Alumasc Alkorplan F reinforced PVC-P single-ply membrane in Lead Grey. This 1.5mm thermoplastic membrane offers proven long-term durability, UV resistance, flexibility and excellent mechanical strength. The sheets were mechanically fastened with approved fasteners and washers, with all overlaps welded to create a fully watertight system compliant with Alumasc installation standards.
Detailing and Finishing
All detailing was carried out using Alumasc-approved accessories including unreinforced Alkorplan detailing membrane, pre-formed corners, termination bars, walkway membranes and Alkorseal sealant. Precision heat welding was used to achieve durable, clean and seamless joints throughout the roof build-up. Roof penetrations, edge trims, upstands and drainage outlets were completed in accordance with the Alumasc specification to ensure a fully secure and long-lasting finish.
Sustainability and Compliance
The Alumasc roofing system used on Oaklands Care Home aligns with stringent environmental and quality standards. The insulation provided a BRE Green Guide rating of A, with zero ODP and a low global warming potential. All installation works were carried out in full accordance with Building Regulations, CDM requirements and Alumasc’s technical guidance, ensuring the system achieved the performance and durability parameters needed for a healthcare environment.
Project Outcome at Oaklands Care Home
The completed roofing system provided Oaklands Care Home with a high-performance, energy-efficient, and visually consistent solution. Installed to the highest standards of workmanship, the project was completed with a 20-year Alumasc system warranty and will support the operational needs of the care home for years to come.
