About the project:
The new development at Victoria Street, Denton will see the former baths transformed into new homes.
Sitting next to Victoria Park and in close proximity to shops, schools and health centres, the new apartment block of 35 homes is in an ideal location. With 11 apartments on the ground floor and 12 apartments on the two upper floors, this 3 story building will contain a combination of one and two-bed flats, ample space for cycle storage, and 24 parking spaces. Private gardens and a shared communal garden adjacent to Victoria Park have also been included in plans.
Our role in the project:
Here at Enviroply Roofing, we will be installing a complete Protan single ply roofing system to the main roof areas of the Victoria Street development. The system will be installed to achieve high levels of durability, thermal efficiency, and long-term waterproofing performance.
Vapour Control Layer
The first stage of the build-up will be the installation of the Vapour Control Layer (VCL). This layer is essential in controlling moisture movement from the internal environment into the roof build-up, significantly reducing the risk of condensation and protecting the integrity of the roof structure. All laps and joints will be fully sealed to create a continuous airtight barrier.
Insulation Layer
Following this, we will install 180mm PIR insulation (2 x 90mm layers) to achieve a U-value of 0.11 W/m²K. The insulation will be tightly butted and installed in a staggered formation to minimise thermal bridging and ensure optimal thermal performance across the roof area.
All insulation will be laid to a suitably prepared timber deck, which must achieve a 1:80 fall after deflection by others, ensuring effective drainage across the roof surface.
Waterproofing Membrane
To complete the system, we will install the Protan SE single ply membrane, fully compatible with a 20-year Protan guarantee. All laps will be heat welded to form a continuous, watertight seal, ensuring long-term resistance to weathering and water ingress.
Detailing
We will complete all roof detailing to a high standard, including parapets, upstands, penetrations, drainage outlets, and specialist interfaces.
Particular attention will be given to all junctions and transitions, using Protan system-compatible detailing methods to ensure long-term performance and watertight integrity.
Parapet flashings will be formed using Protan membrane, with insulation incorporated where required to maintain thermal continuity and compliance with design requirements. Lift overruns, AOVs, and service penetrations will be fully sealed using Protan detailing techniques to ensure a durable and weatherproof finish.
All SVP terminations, pipe penetrations (up to 110mm and 160mm), mansafe posts, and associated roof services will be carefully dressed and sealed using Protan-approved detailing methods to maintain full system integrity.
Drainage will be completed using Protan ProJual 110mm outlets, fully integrated into the membrane system to ensure efficient and reliable water removal from the roof surface.
Additional detailing will include gutter step flashings with galvanised hard edge support, as well as hockey stick details where required to ensure smooth transitions and robust waterproofing at all interfaces.
Quality and Compliance
All works will be carried out in strict accordance with Protan technical specifications and current UK roofing standards, including relevant BS and EN guidelines.
Upon completion, the roofing system will be eligible for a 20-year Protan single point warranty, providing assurance of long-term durability, performance, and compliance with manufacturer requirements.
