Here at Enviroply Roofing we are delighted to be working again with Vistry Merseyside and Cheshire West to install IKO Armourplan roofing systems for the new development at Sandbrook Road in Ainsdale.

About the project:

The £33m development at Sandbrook Road in Ainsdale will see the creation of 130 homes in total. These will include 90 extra-care units and 40 houses and apartments that will be available on various tenures, with 110 of the homes being set aside for affordable rent, while the remaining 20 will be available as shared ownership properties.
 
The project team has worked with the Sandbrook Coproduction Group in developing the project, with the aim of creating homes appropriate for people who are neurodiverse. Eight of the homes, in development with Sefton Council and Riverside, have been designed to form a short-term assessment unit, which aims to support residents in independent living.
 

Our role in the project:

As the number one team for roofing in the North West, here at Enviroply Roofing, we will be installing mechanically fixed IKO Armourplan roofing systems for the extra care main roof, roof areas 1-4, and the box gutters, gable heads, and canopies.
 
For roof areas 1-4, the extra care main roof, and the box gutters for the extra care roof, we will be installing the same mechanically fixed roofing system.
 

Air and Vapour Control Layer

We will begin by installing the Air and Vapour Control Layer (AVCL), for which we will be using the Spectravap PE. This vapour control layer is an excellent choice as it provides top quality moisture control and protection. It can prevent warm, moist air from inside the building from reaching the insulation or deck, reducing the risk of interstitial condensation that could otherwise cause damp, mould, or structural degradation. As such, the rest of the roofing system will be protected in the long term, improving the longevity and performance of the roofing systems in general.
 

Insulation layer

Following the AVCL, we will then install the insulation layer. For this, we will be using Enertherm GOLD PIR, which is the ideal solution for the development at Sandbrook Road due to its superior compressive strength and low lambda value. Enertherm GOLD PIR even offers greater dimensional stability compared to other PIR options. Its seven-layer construction is fused into a single, high-performance board that delivers exceptional thermal efficiency. Both faces of the board are coated with a multilayer, gas-tight aluminium complex, which further enhances the building’s thermal performance. As a result, less insulation material is required to achieve a higher level of energy efficiency. With high quality insulation in place, energy usage and costs for heating the new properties on Sandbrook Road will also be reduced.
 

Waterproof membrane

Finally, the roofing installations will be completed with a waterproofing membrane. For the Sandbrook Road development, we will be using the Armourplan P membrane. Installed directly above the insulation and vapour control layer, the membrane safeguards the roof against weather exposure and potential damage from animals. IKO Armourplan P is a top-tier roofing membrane known for its exceptional tensile strength, long-lasting performance, and outstanding UV resistance. Its durability and protective qualities make it a reliable choice for high-performance roofing systems.
 
In addition to the roofs outlined above, we will also be installing the IKO Armourplan P membrane for the canopies, gable head roofs, and lower roof A, B, C. This will be mechanically fixed into place. Due to its durability, resistance, and longevity, the IKO Armourplan P membrane is a great choice for these roofing areas.
