About the project:
The new development at Grey Mare Lane in Beswick, Manchester will see 82 new affordable homes created as part of the wider regeneration of the Grey Mare Lane neighbourhood.
Known as Coalbrook Court, the development will provide a mix of one- and two-bedroom apartments available for social rent. The six-storey development will also include private patio areas for selected ground-floor homes, balconies for most upper-floor apartments and communal landscaped areas, creating a welcoming and well-connected residential community.
The scheme forms part of a much larger regeneration programme for Grey Mare Lane, with the wider masterplan set to deliver up to 1,000 new homes, alongside new green spaces, improved walking and cycling routes, and better community facilities.
Our role in the project:
Here at Enviroply Roofing, we will be installing the specified Bauder roofing system across the Level 6 and Level 3 roof areas, together with the entrance canopy.
The main roof build-up will incorporate Bauder EVA 35 as the Air and Vapour Control Layer, 220mm Bauder FA insulation and BauderTHERMOFOL U 15 V FR single ply membrane. The Bauder Thermofol system provides a durable PVC waterproofing solution which is perfect for the Grey Mare Lane development.
Air and Vapour Control Layer
The first stage of the roof build-up will be the installation of Bauder EVA 35. This elastomeric bitumen membrane is designed for use as an Air and Vapour Control Layer within warm roof flat roofing systems.
The AVCL will help control the movement of water vapour through the roof construction and reduce the risk of condensation within the build-up. Particular attention will be given to laps, junctions, abutments and penetrations to ensure the layer provides continuous protection throughout the roof areas.
Insulation Layer
Following installation of the AVCL, we will install 220mm of Bauder FA insulation across the main roof areas.
The insulation layer will provide the required thermal performance for the building, helping to minimise heat loss through the roof and contributing to improved energy efficiency. This will be installed in accordance with the Bauder system requirements, ensuring the boards are correctly positioned and securely fixed to provide a stable and continuous substrate for the waterproofing membrane.
Waterproof Membrane
To complete the roof system, we will install BauderTHERMOFOL U 15 V FR single ply membrane. This polyester-reinforced PVC-P membrane provides a durable and robust waterproofing layer, designed to protect the building from weathering and water ingress.
The membrane installation method will be carried out in accordance with the approved Bauder system specification. All membrane joints will be prepared and hot-air welded to create continuous, watertight seams and ensure the integrity of the waterproofing layer.
Detailing
We will complete all roof detailing to a high standard, including roof perimeters, upstands, junctions, penetrations and drainage areas.
Particular attention will be given to all interfaces and changes in level to ensure the waterproofing membrane is properly integrated with adjoining roof elements and that all details provide a durable and weatherproof finish.
All roof penetrations and service interfaces will be carefully detailed and sealed using appropriate Bauder system components and detailing techniques. Membrane joints and detail areas will be hot-air welded to maintain continuity of the waterproofing layer.
Perimeter edges, kerbs and upstands will be securely terminated and detailed in accordance with Bauder requirements, providing a neat and robust finish while preventing water ingress at vulnerable areas.
The 11m² entrance canopy will also be completed using BauderTHERMOFOL U 15 V FR membrane, providing a durable waterproof finish to the canopy roof.
Quality and Compliance
All works will be carried out in strict accordance with the Bauder technical specification, manufacturer’s installation requirements and current UK roofing standards, including relevant BS and EN guidelines.
Upon completion, the roofing system will provide the Grey Mare Lane development with a robust and reliable roof construction designed to deliver long-term weather protection, thermal efficiency and durability.
